This page is to give you important information about our community. Let’s all work together to keep our “home” safe and well kept. You will notice there is a separate Resident Codes page nested in the menu under “Denizen Resident Information”. This page is password protected to allow access of these codes only to residents, for security reasons. Please email a board member to get the password.
Pool: Please do not share the entry code. Guests are limited to 2 per resident. Please follow the rules posted (no glass, no smoking, no dogs, etc. ) Bathroom Code is 2732.
Clubhouse: Open to all residents by using your key FOB. For reservations for private events, contact RealManage. Please be sure to clean up after yourself and turn off lights, a/c, etc. There is an information binder locating on the counter of the kitchen area. Please review this binder to make sure that you leave the building in the proper condition. Thank you.
The Green: This area is designed for adults and kids to play and roll around on at anytime, but not for pets to pee/poo on. PLEASE, no pets in the Green Area.
Parking: We have assigned parking spaces at the Denizen. Please have your guests park in visitor parking spaces marked with a “V”. If you have an extra spot or need another one, feel free to post this information on the Denizen Facebook Page. There is a Parking Map showing what spaces go with what units on the Resident Portal.
Garage Doors: Please do not leave garage doors open. There’s an auto-close feature in the opener; reach out on FB if you need help setting it up. Also, if you notice a garage door open, please press the enter key on the outer keypad and it will close. Leaving these open is a big security issue – so help each other out by closing any doors that are left open. WE HAVE HAD THEFTS!
Building Exterior Doors: Please do not prop the building exterior doors open. These doors can be finicky with weather changes, so if you notice yours not closing, pull it closed until the weather changes again. For emergencies, please email RealManage and as always, copy a Board Member on all Maintenance Issues.
Bike Rooms: Each building has a bike room to store your bikes in. The code for each building is listed on the PW Protected page.
Pets: The Denizen is super pet friendly – however, we ask that all pet owners please use the poop stations. If you notice the station is “overflowing” PLEASE contact Real Manage AND copy a Board Member! All pets must be ON LEASH except in the Wags located at the North and South ends of the property. NO PETS are allowed on the Green or in the Clubhouse/Pool area.
Renting Your Unit: The community by-laws do not allow short-term rentals, which is anything less than a 6 month rental. You can find the legalease of these terms in the Resident Portal. Should you choose to rent your unit long-term, please submit your intent to leasing@denizenhoa.com to receive further information on how to proceed in listing your unit and to get approval.
Trash and Recycling: Recycle containers are located throughout the property for your convenience; however, for large items such as flattened moving/delivery boxes, plese use the large recycle dumpsters located at either end of Treble Lane. Trash service comes 3x per week, on Monday/Wednesday/Friday and Recycle service comes 2x per week, on Tuesday and Friday. PLEASE DO NOT PUT LARGE BOXES, FURNITURE, ETC. OUTSIDE THE TRASH DUMPSTERS. THE TRASH SERVICE WILL ABSOLUTELY NOT PICK THESE ITEMS UP. THESE BELONG IN THE RECYCLE DUMPSTERS. Tip: Since Recycle comes 2x weekly, if you find yourself with large stuff to recycle, and the bins are too full to accomodate, please try to put your stuff out there right before the next pick up! Thanks.
Yard Maintenance and Cleaning Services: These services occur on a rotating basis, however, each building should be cleaned every other week and the yard service for the winter season is happening every other week as well. Cleaning service does come weekly for the following tasks: Clubhouse, site trash cans, and doggie bag bins.
